Tourism and Casino
Opportunities
We assessed the market opportunities
for introducing a ‘resort style casino’ in light of the Budd
Review. As part of the study process we carried out a
benchmarking exercise (using examples in Australia, South
Africa and the USA), a market assessment, a detailed
consultation exercise and examined operational issues.
Defence
Evaluation and Research Agency (DERA)
Completed a detailed site appraisal and
viability assessment for a mixed use site in Gosport. The
study included a detailed appraisal of the local economy,
competing tourism facilities and extensive consultation with
potential user groups.
Kuwaiti
National Cinema Company
We provided strategic business and
development advice to KNCC and the property development
company Ajial Real Estate and Entertainment Company. We
carried out research into the leisure markets in Kuwait and
provided masterplanning, feasibility studies and financial
modelling for a number of development sites in Kuwait. The
largest scheme involved the re-development of a drive-in
cinema site includes a new multi screen cinema complex,
bowling, family entertainment, restaurants, retail and
ancillary leisure. Project development value Kd 22
million.
Motorway Service Area
We analysed the motorway service area
(MSA) market and competitive landscape to determine the
ideal catering and retail mix for this MSA. We developed and
implemented a successful strategy to attract tenants to
lease catering and retail units.
Pinewood
Studios
Our involvement included the overall
master planning of the Studios, successful Local Plan
objections to achieve Green Belt boundary revision and a
negotiated planning consent to facilitate this £35 million
project. We provided the Expert Witness and evidence to the
South Bucks Local Plan Inquiry and instructed leading
Counsel under Direct Access.
Rank Leisure
Worlds
Rank pioneered the concept to group
together a broad range of commercial and recreational
leisure facilities under one roof. The concept is now being
tailored to vary the mix according to the site or property
and the characteristics of the local catchment. We were
responsible for the development and implementation of a new
catering outlet within the Hotshots and Jumpin’ Jaks
entertainment venue in Brighton.
Site
Appraisal, Midlands
Working for Leicestershire County
Council we were commissioned to carry out a site appraisal.
One of the objectives was to assess whether the site could
add to the critical mass of leisure/tourism products in the
wider area.
St Modwen Properties
Working for St Modwen Properties we
carried out a leisure and tourism options review for a 190
hectare site in the Midlands. The work focused on carrying
out a strategic and market review to identify end leisure
and tourism uses and the potential mix for the site.
The Kuwait
Tennis Federation
We assisted in the masterplanning and
business strategy for the planning stage of a new National
Tennis Centre for Kuwait. This includes a mix of indoor and
outdoor courts, a centre court, international tennis resort
and a country club for local members with multi purpose
halls, restaurants and retail areas. Overall project cost
circa £50 million.
Tony Roma’s
We located the first site for the UK
operation of this international restaurant chain.
Top Golf
Top Golf is the first of a new
generation of leisure centres aimed at golfers of all
abilities and non-golfers looking for a new leisure
activity. We sourced the first UK site for Top Golf and
negotiated its purchase.
